THE OPPORTUNITY:
Get Recruited is recruiting for an experienced Facilities Manager to join their reputable investment business. The role offers the opportunity to manage proactive and reactive facilities and maintenance projects across a large portfolio of properties.
This is a fantastic opportunity for a Facilities Manager who has worked across a large property portfolio and is confident to handle the demands of multiple sites across London.
RESPONSIBILITIES:
* Manage Health and Safety across the properties and ensure regulation is adhered to
* Working closely with colleagues across other teams such as accounts, lettings and legal
* Attending client, contractor and tenant meetings
* Day to day property management and overseeing of all reactive and proactive works
* Working across residential and retail properties across London
* Working with other management team members to prepare financial forecasts and the annual maintenance spend/budget
* Liaising regularly with the accounts team regarding contractor invoices, supplier payments etc
* Liaising with, assisting and updating tenants on maintenance issues and queries
* Develop and implement policies and procedures
* Ensure regular checks are carried out acrossthe buildings and necessary action is taken
* Direct Line Management for Facility Management personnel
* Responsible for planned refurbishment projects and preventative maintenance
* Budget management for current & prospective projects
* Management of internal building fabric/hard FM projects
* Project Management of live projects from cradle to grave
* Conducting tender processes to select contractors for both Soft & Hard FM projects, undertake negotiations with subcontractors and suppliers to provide a cost-effective service and monitor the delivery of the services
* Working closely with the Health & Safety Manager to ensure projects operate safely
* Responsible for the physical security measures
* Ensuring all live projects are delivered within the agreed time line
* Regularly review and implement new processes & procedures
* Updating and maintaining the central maintenance log
* Working closely with the management team to produce strategies
* General management reporting
THE PERSON
* Current experience of working within a Facilities Manager role for a large portfolio of multi-occupied service charge properties
* Experience setting up new management instructions, apportioning service charge liabilities, reviewing and setting service charge budgets
* IOSH or NEBOSH certified
* Full UK Driving licence and access to a vehicle
* Strong communicator with the ability to influence at all levels
* Computer literate with MS Office
