PROPERTY MANAGER
MAYFAIR, LONDON
UP TO £31,000 PER ANNUM + BONUS + LUCRATIVE BENEFITS + PROGRESSION
THE OPPORTUNITY:
Due to growth of the business I am currently recruiting for myclient based in Mayfair, London to join them on a full time, permanent basis. My client is a world-renowned Business ManagementConsultancy firm.
You will be managing an allocated portfolio of properties, providing efficient and accurate administrativeand day to day management.
THE ROLE:
* Ensure that company policies and procedures are consistently applied to requiredstandards.
* Oversee day to day maintenance of properties within the portfolio.
* Attend client Board meetings, including AGM's and Directors meetings if required.
* Oversee day to day reactive, contracted and cyclical maintenance.
* Assist with the project management of major internal and external works along with the relevant surveyor or relevant professional consultant.* Liaise with local councils and government bodies and police to adhere to relevant regulations.
* Manage hard and soft copydata and e-mails and ensure all client files are updated.
* Deal with Landlords/Tenants queries verbally and in written form.* Issue and ensure collection of service charge and ground rent and rental incomes.
* Produce budgets, including reserve funding for the forthcoming years for Board approval.
* Oversee budget, yearend accounts memos / accounts and monthly client statement process to ensure that timescales are met and review accounting information to ensure accuracy.
* Manage expenditure against budget throughout the financial year and produce reports as required.
* Carry out regular site visits to ensure all buildings are in good order.
* Ensure insurance claims are being processed efficiently and correctly.
* Circulate information toresidents concerning management issues.
* Ensure Health & Safety regulations are adhered to and that General and Fire risk assessment recommendations are implemented across the portfolio.
* Have and continually update legal knowledge and understanding of relevant leasehold, Landlord and Tenant Act, Section 20 Notices and related lease restrictions and covenant issues.
*Review and agree all internal & client correspondence ensuring that communication is regular and accurate.
* Draw up shorthold tenancy agreements, take the KYC and arrange the necessary credit checks.
* Deal with renewals and rent reviews and increases as necessary.
* Bill the clients for property Management services.
* Produce Board reports on the department.
THE PERSON:
* Minimum of 3 years' experience within a similar role.
* Experience at Residential/Block Property Management Level* IRPM Part 1 and Part 2 Qualification
* Experience dealing with HNWI
* Highly ambitious and motivated
* Strong and professional phone manner
